Semiannual Maintenance on Residential and Commercial Properties

By signing up on our Annual Maintenance program, you receive the following benefits:

Maintenance is HIGHLY recommended by all A/C equipment manufacturers and required at least annually by some to maintain your warranty.

Maintenance check up procedures for Spring and Fall include part of the following depending on the season:

• Check Evaporator Coil condition
  
• Chemically treat condensate drain pan and inspect it's condition
  
• Blow out condensate drain line
  
• Check filter condition
  
• Check thermostat operation
  
• Check condenser coil and wash when necessary
  
• Measure and record volts and amps on motors and capacitors
  
• Monitor motor starting conditions and temperatures
  
• Test safety controls
  
• Tighten electrical connections
  
• Measure and record temperature differential
  
• Check system refrigerant charge
  
• Make recommendations to improve system operation and reliability
